Why we built this
Most tools are built for landlords and property managers. We built TMI Proof for the tenant, to check whether your landlord’s Additional Rent (TMI) reconciliation actually matches your lease, catch what you’re being over-billed, and hand you a clause-cited request you can send back. You shouldn’t need a consultant on contingency to check your own bill.
Proof, not promises
We proved the engine on a real, documented audit: Webster University (a U.S. federal case, 4:25-cv-01778), reproducing the auditors’ numbers to the cent from the same lease and statement. It’s a U.S. CAM case, but Additional Rent / TMI is the same forensic math, and the tool runs those exact checks on your bill.
